An amazing July is in the books and now we wait for everything that August has in store to make the most of summer 2024! We hope you were able to get some time with friends and family in over July with more planned for August. We as a family are sure grateful that Doug and Jeanette decided to build their new dream cottage because we as a family have been spending every weekend at the cottage trying to soak up as much sun at the beach as possible! Speaking from personal experience our family cottage was always something that was rented out for investment purposes rather then a personal family cottage. That has changed since they built the new cottage and it truly is a dream come true for our family. Its an unwritten plan that every weekend if your not doing something else that we will see each other at the cottage. Creating so many memories that will last a lifetime and be something that we cherish for years to come. Mark & Robyn's three girls absolutely love the beach and it is important living by the water to make your children as comfortable as possible with the water because it is never far away and can spell trouble if they are not comfortable with it. Well that is where most of our personal time is spent but do trust us we never stop working for our clients! Thankfully the cottage is only in Port Franks so we are still never far away to meet our clients as well over the weekends.

In the world of real estate we are seeing more enthusiasm from buyers as the interest rates dropped a second time and new forecasts predict decreases in both September and October decisions by the Bank of Canada. This is as we are still experiencing high inventory levels and lower number of sales. Don't forget though it only takes one buyer to sell your home and we are patient agents that worked this type of market many years before the COVID market came along and changed everyone's perception of real estate.

Grand Bend Summer Sunset Concert Series
Only Has Three Concerts Remaining!

 
 The concerts have been awesome so far but I think Glen and his team saved the best for last! The last three remaining concerts are sure to impress and con not be missed. Huge kudos to Glen Baillie and team that put this all together to make for a memorable time for those who attend. We can't wait for the first one of the summer We will have our tent up and be around for the evening so make sure to stop by.
 


Grand Bend Community Centre
Feasibility Study

 

Monteith Brown Planning Consultants have concluded their Grand Bend Community Centre Feasibility Study that they were hired to conduct for Lambton Shores. This study was aimed to address the vast number of residents that would like to see some sort of a community center in Grand Bend at this north end of Lambton Shores. 

The feasibility study found that there is a case to be made to provide a community centre based on community needs in relation to historical and projected growth. The feasibility study's assessments support the following components to be included as part of a future community centre in Grand Bend:
- a large and flexible multi-purpose building
- Minimum of one multi-purpose room
- An inter-generational space
- Indoor walking track

Liveability refers to the qualities that give each homeowner the true satisfaction of living in their neighbourhood, such as access to affordable homes, green space, restaurants, entertainment or other amenities. Liveability is largely related to lifestyle preferences, and is entirely subjective.

RE/MAX Canada compiled top lists of neighbourhoods within some of Canada’s biggest and growing real estate markets, based on liveability factors that Canadians said were most important to them in the survey: affordability, proximity to work, easily walkable, access to green spaces and parks, proximity to health or medical services, low-density neighbourhoods, proximity to public transit, easily driveable, proximity to preferred childcare/schools, access to bike lanes/walking paths, a neighbourhood with diverse cultures and ethnicities, and high-density neighbourhoods.

Best Friend Pizza is our business spotlight this month and if you haven't been there yet this summer or have never been you have to go! They opened in the spring of 2021 after Midori's moved off the main strip and created a vacancy on the main strip. First of all there pizza is like none other around here and is a more traditional thin crust pizza. For those thinking about their waste line just a little you can eat a whole pizza and not feel bad about it! Second favourite item on the menu has to be their meatballs in sauce. It is phenomenal with the red sauce and parmesan. There cocktail list is perfection with everything from aperol spritz to espresso martinis. It is a great place to go with friends and share items! Great atmosphere on the main strip with both indoor and outdoor seating options. Open now seven days a week you have lots of options to go try this restaurant out.
