It seems each year that summer goes by that much quicker! As good Canadians we jam pack months of get togethers and memories into a couple months when weather is at its best. Its all a part of enjoying the seasons and the weather that comes with those seasons. Our family has been so blessed to have a cottage near the sandy shores of Lake Huron in Port Franks and made the most of every weekend by the water when we weren't meeting with clients. It never stops amazing me how lucky we are to live in this beautiful area that people drive hours and hundreds of kms to enjoy it simply for a weekend or week. The thousands of tourists that go in and out the Pinery Provincial Park to enjoy some time in nature on Lake Huron. The thousands of tourists that drive up for just the DAY to spend it in paradise! We truly are so lucky to live in this area and call this place HOME. Also leads us to the simple answer of we wouldn't want to be selling any other lifestyle then the one we do along the sandy shores of Lake Huron.

In the world of real estate we saw another 25 basis point decrease yesterday by the Bank of Canada to bring the key interest rate to 4.25%. We don't foresee this bringing a whole lot of change to our local market given the time of year but do believe it will bring a more active market this fall in comparison if there were no interest rate decreases. On top of that buyer confidence is only rising given the language from Bank of Canada hinting towards another rate decrease at the October and December meetings. Where we do foresee a big opportunity for those actually looking for a home is on the competitive market of finding a mortgage. The banks are hungry for your business after the past year and a half of lower activity so if you are looking for a home we would suggest speaking with a few mortgage agents to feel confident you are getting the best interest rate possible.

Steady Fall Market Anticipated In Majority Of Regions Across Canadian Housing Markets

 

With the long-anticipated decline in interest rates finally starting to materialize, early indicators from RE/MAX brokers and agents across Canada suggest steady housing market activity this fall, with average sale prices across all housing types expected to increase between one and six per cent in most regions by year’s end.

Ahead of the next Bank of Canada (BoC) interest rate announcement on September 4, two in 10 Canadians (16 per cent) said they will feel more comfortable engaging in the real estate market once they see there is more than a 100-basis-point cut to the BoC’s lending rate between now and the end of the year, according to a Leger survey commissioned by RE/MAX.

Ahead of further anticipated interest rate cuts by the Bank of Canada, it seems that even the mere prospect of lower rates has boosted confidence among first-time homebuyers, with one-quarter of Canadians (25 per cent) actively saving for a home purchase and confident they will be able to buy soon (with the majority being younger Millennials and Gen Zs aged 18-24, at 35 per cent).

On the flipside, dropping interest rates now may prove too little, too late for some current homeowners, with 14 per cent saying they need to renew their mortgage soon, and with the current higher interest rate, they may need to sell their home.

Grand Bend Bridge Construction


The time has come for construction on the bridge here in Grand Bend. Construction started the day after Labour Day weekend and this first phase is planned to go till June 15th, 2025. Second and final phase (fingers crossed) will be Tuesday after Labour Day weekend in 2025 till mid June 2026. Make sure to leave yourself some more time when coming through Grand Bend. There will always be through traffic so you will never need to go around town unless if you are going inland the you might as well figure a way around coming through Grand Bend. Safe travels out there and please be respective of those construction workers alongside the roads we are travelling!
