Hard to believe we are already into September and the kids are going back to school but here we are! Hope you had a wonderful August and Labour Day long weekend. It wasn't the warmest Labour Day weekend on record but it certainly was sunny and blue skies so it is tough to complain. September is arguably our favourite month as most the business remain open, the sunshine sticks around, free downtown parking and tourists aren't as common leaving all the favourites for the locals to enjoy! That being said there are lots of empty seats for the tourists to fill! As you can tell pictured above the Pedlar Girls are ready for school and see all their friends after a jam packed summer of fun!

Going On In The Area This Month


September is a slower time for community events with everybody getting back to routine but we got a few great things for you to put in your calendar.

The Forest Fall Fair is running September 19th - 21st

Volkfest is being held in Goderich September 28th from10am - 4pm

On top of this you still have some great local farmers markets happening:
Wednesdays 9am - 1pm at Lambton Shores Musuem just South of Grand Bend
Wednesdays 8am - 1pm at St.Johns Church just North of Grand Bend
Fridays 9am - 1pm in downtown Forest

Also support your local Ausable-Port Franks Optimist Club and come on out to our Meat Draws starting back up at Grog's Pub and Grill which are held at 2pm on the third Sunday of every month from September to May. See you September 20th at 2pm where yours truly, Garrett Pedlar, is the MC and makes sure everybody has a good time!

Healthy Sales and Inventory Cap Off the Summer Season

In August, 616 homes exchanged hands via the MLS® System of the London and St. Thomas Association of REALTORS® (LSTAR), up 10.4% compared to the same month a year ago. Similar to July, August posted its strongest sales month since 2021.

“August recorded the highest inventory level in the last 10 years, with five months of inventory,” said Dale Marsh, 2025 LSTAR Chair. “New listings also reached a peak since 2015, with 1,347, and the sales-to-new listing ratio was 45.7%. According to the Canadian Real Estate Association (CREA), a sales-to-new listing ratio between 40% and 60% indicate a balanced market. When it drops below 40%, it starts to show signs of a buyers’ market.”

Average sales price was similar to July, at $651,329, up 3.3% compared to August 2024. Meanwhile, the Composite MLS® Home Price Index (HPI) Benchmark Price was $572,400, down 1.1% from a month ago.

“Since the beginning of the year, the average sales price has remained relatively consistent, fluctuating between a low of $639,486 in January and a high of $656,432 in May,” Marsh said. “And between June and August, the average price has seen less variation, ranging between $648,273 and $651,329. Again, every home is unique, and your local REALTOR® can help guide you through the numerous facets of the marketplace.”

Over here we are making the most of it with some golf, brewery tours, concerts on the beach, cottage weekends, dragstrip jet engines pictured above and real estate in between. We have been lucky to get some great weather so far this summer with lots of beach days bringing lots of tourists and seasonal owners into the area. Grand Bend and area has been booming at the brim with excitement for the weather.

The real estate market historically in the summer months slows down in terms of actual sales. There are buyers still moving around viewing homes and homes selling but with everybody busy trying to enjoy the two months off of school with good weather there focus tends to be else where. This on top of the economic situation we find ourselves in has made for a slower then normal summer so navigating this market can be tricky but with over 65 years of experience in The Pedlar Team we got you covered.

Gerry Bezaire has been fixing bikes downtown Grand Bend for the last 8 years as the owner operator of G.B Bikes.
