2nd Quarter Report 2020 ~ The PEDLAR Team Update

Local Quarterly Market Report for April - June 2020   As the market works through the unknowns of the Corona virus it is interesting to see that the market in Grand Bend has kept strong throughout the spring market. Listings were down in most market segments this quarter but remained at or above the same levels for year to date as last year. The only segment that was really down was non lakefront north of Grand Bend. Sales volumes were similar from 2020 to 2019 for the quarter. You did see a significant slow down in April 2020 compared to April 2019 but June 2020 was significantly busier than 2019 so the numbers leveled out. Sale prices continue to rise in Grand Bend and Port Franks area while we saw a slight decline north of Grand Bend both along the lake and second row. This is partially due to what inventory was available with more cottages than homes selling, so the average price for a specific property may still have been up looking at comparable sales. Right now you are seeing a strong market in Grand Bend and area with limited days on market for properly priced inventory. One thing that seems to be driving the market is more people look at cottage ownership as a place to enjoy and invest with rentals while the travel industry may take a little longer to fully recover. Home Sales Rebound in June

After two consecutive months of sharp declines caused by the COVID-19 pandemic, local home sales saw a strong rebound in June. The London and St. Thomas Association of REALTORS reported that 1,188 homes exchanged hands last month in its jurisdiction, up 13.8% from June 2019 and 11.7% more than two years ago.

"In fact, this makes last month the second best June for home sales since LSTAR began tracking data, back in 1978," pointed out Blair Campbell, 2020 LSTAR President. "In all LSTAR's main regions, June's volume of residential real estate transactions was absolutely remarkable: Middlesex County and Strathroy had their best June ever, with 99 and 39 home sales respectively; St. Thomas and Elgin County recorded their second best June, with 97 and 77 home sales respectively; and London's 748 home sales were right on par with the five-year average," he added.

Overall, the number of listings increased in June to 1,513, up 3.4% over June 2019, but the inventory - the number of active listings at month end - decreased to 1.3 months of inventory, its lowest value in the last ten years.

"The 78.5% sales-to-new listings ratio recorded last month demonstrates, once again, how firmly anchored our market is in Sellers' territory," Campbell explained.

"These figures might sound incredible, with all the social distancing rules and the open house prohibition in place. But, in reality, they show how desirable the properties in our area are and how quickly our Members embraced new technologies to serve their clients," Campbell emphasized.

The overall average home price rose to $473,998 in June, an increase of 17.8% over a year ago. This average sales price includes all housing types - from single detached homes to high-rise apartment condominiums. All five major areas across LSTAR's region witnessed gains in their average home sales price. The following table illustrates last month's average home prices by area and how they compare to the values recorded at the end of June 2019.

Summer Is Here! We are a little late with this monthly update but we did it this way so we could say we hope you had a fantastic Canada Day or July 4th celebrations! Grand Bend traffic has certainly picked up as tourists flock to our beautiful town and sandy shores of Lake Huron. We have been very lucky with the weather lately so we hope everyone has been able to enjoy a slice of it. Beaches are still open and appears most people are trying their best to social distance so this is great news. We hope everyone can keep up the good work and continue to social distance so our beach stays open! Our local restaurants have done an amazing job at working around the restrictions imposed on them by the government. Make sure to support our local businesses during these tough times so that we can see them come back stronger than ever next year! Be kind to those working at the various establishments as it is just as uncomfortable for them as it is for you and this is all new to everybody. Doug and Garrett went just north of Grand Bend yesterday to pick up a growler from Bad Apple Brewery Company Ltd. We couldn't resist a fresh cold one while we there to drink in the orchard under some shade. They are just another one of the great businesses we are so lucky to have around. The pilot is going to bring it down a few times this summer just to tether the balloon and bring a smile to your day as not everyone gets to see these balloons on the ground.
