Local Quarterly Market Report for April - June 2020
As the market works through the unknowns of the Corona virus it is interesting to see that the market in Grand Bend has kept strong throughout the spring market. Listings were down in most market segments this quarter but remained at or above the same levels for year to date as last year. The only segment that was really down was non lakefront north of Grand Bend.
Sales volumes were similar from 2020 to 2019 for the quarter. You did see a significant slow down in April 2020 compared to April 2019 but June 2020 was significantly busier than 2019 so the numbers leveled out.
Sale prices continue to rise in Grand Bend and Port Franks area while we saw a slight decline north of Grand Bend both along the lake and second row. This is partially due to what inventory was available with more cottages than homes selling, so the average price for a specific property may still have been up looking at comparable sales.
Right now you are seeing a strong market in Grand Bend and area with limited days on market for properly priced inventory. One thing that seems to be driving the market is more people look at cottage ownership as a place to enjoy and invest with rentals while the travel industry may take a little longer to fully recover.
