Local real estate market shows signs of stabilization in May


 
London and St. Thomas Association of REALTORS® (LSTAR) announced 1,146 homes exchanged hands last month in its jurisdiction, 1% less than in May 2018 and 26% down from May 2017, which was a record-setting month - with 1,549 homes sold. The number of active listings for the same area sat at 1,855 in May, with most LSTAR regions seeing year-over-year increases, with the exception of London East and St. Thomas, where this number decreased.

"Some of the May figures show signs of market stabilization, with London North, Elgin County and Middlesex County entering a more balanced territory," said Earl Taylor, 2019 LSTAR President.

According to reports by the Canadian Real Estate Association (CREA), last month, in London, the median number of days spent on market by the London residential properties was eight. In Elgin County, the median number of days on market was 22, in Middlesex County - 15, while in St. Thomas and Strathroy was 13. "This proves how dynamic the London real estate market is in comparison with its neighbouring regions," Taylor emphasized.

Overall, the average home price in the Association's jurisdiction was $414,878. This represents a slight decrease from April 2019, but it's 13.3% up over May 2018.

June Newsletter ~ The PEDLAR Team Update

May was quite the month of weather with a lot of rainy and cold days. Our area experienced some serious water issues especially in Forest where they say four inches of rain come down in two hours. This made for a very unfortunate situation for many residents in Forest that were affected by high water levels. Also there was a video going around of the water falls at Rock Glen in Arkona. The water fall is usually a trickle and after the sudden rain over night this past weekend they looked like a miniature version of the Niagara Falls.

Here is to hoping for some warmer weather in June!!

This Summer Is Shaping Up
To Be The Best One Yet


For the first time ever we have had a record number of beaches and marinas receive the 'Blue Flag' distinction across our country. Twenty eight beaches and twelve marinas were certified. This being the most in Canada's 15 year history with the program. The 'Blue Flag' program is an international stamp of approval setting the gold standard for water quality, environmental management, education, safety & amenities.

Lucky for us in Lambton Shores we are home to two 'Blue Flag' marinas in Grand Bend & Port Franks. We are also home to a 'Blue Flag' Beach at the Grand Bend main beach. Make sure to take advantage of these superior locations for making your summer go off without a hitch. Another notable spot is the Bayfield Marina that received a 'Blue Flag' designation.

Enjoy samplings of craft beer, cider, wine and food available to purchase at the event as well as live music on the Grand Bend Rotary Community Stage. Tickets are $20 in advance; $25 at the door.

Berlin Klassik Beach Tour Car Show


Attention all car buffs! Very exciting car show coming to Grand Bend Motorplex on Aug 10-11 weekend. This will be the first time it is held at the Grand Bend Motorplex. March home sales cap a strong first quarter for 2019



London and St. Thomas Association of REALTORS (LSTAR) announced 814 homes* were sold in March, up 0.4% over March 2018. The number of home resales was right on par with the 10-year average and March was the third consecutive month to post gains over sales one year ago. 

"We've had a very strong start to the first quarter of 2019, with steady home sales all across our region," said Earl Taylor, 2019 LSTAR President. "Just three months into the year, there have been 1,939 home resales, which is an increase of 6.0% over the same period last year. If you're considering listing your home in the marketplace, it's a great time to get in touch with your local REALTOR." 

One of the trends in March was the increase in inventory (called active listings) that was felt in several regions. "Overall, we saw 1,411 active listings in the marketplace, which is 14.5% more than March of 2018," Taylor said.  

Average home sales price continued to make steady gains in the five major areas of LSTARs jurisdiction. In London, the March average sales price was $416,085, up 12.7% from the same month last year. The average sales price for the entire LSTAR jurisdiction was $405,956, an increase of 11.3% over March 2018. 

Sales in the Grand Bend area have been very active and there is still a shortage of listings but with the spring  just around the corner we are hoping for more properties to come on the market.

February home sales remain steady

London and St. Thomas Association of REALTORS® (LSTAR) announced 603 homes* were sold in February, up 5.6% over February 2018. The number of home resales was right on par with the 10-year average. Two months into 2019, there have been 1,128 home resales, up 10.8% compared to the same time last year.

Across the five major areas of LSTAR's region, average home sales price continued to make healthy gains. In London the February average sales price was $405,186, up 13.5% from the same month last year. The average sales price for the entire LSTAR jurisdiction was $393,911, up 12.5% compared to February 2018.

We Made It To March


We have almost made it through this winter as the first day of Spring comes closer and closer on March 20th!! We had some wild weather in February so we are happy to be over with that. With the temperature all over the place made for some icy conditions on our roads and walkways.

February was a very exciting month for our family as Robyn and Mark welcomed two new beautiful baby girls into the world on February 26th. Both the girls, Charlotte and Chesney, and mom are happy and healthy so that is the main thing!! Not to mention how cute they are!!

It was a day out of the office for The PEDLAR Team but we still had our cell phones on the hill!! We managed to keep up with Doug.
