Fourth Quarter 2023 Market Statistics

As we start the new year and hope to see interest rates come down in 2024 which will in turn affect the real estate market we look back on the last quarter and the last year in the local real estate market.

Listing inventory was up in Grand Bend significantly in the last quarter and we finished the year up 43% for new listings. With sales volume 14% below what we saw last year there is lots of inventory in the marketplace! And you are seeing the prices come down as a result with a year-over-year decrease in the average price of 18%.

North of Grand Bend we saw more new inventory hit the market with non lakefront inventory up year over year at 25%. Lakefront inventory was less common on the market place this year with new listings down 41%. However, in Q4 we saw only 3 sales north of Grand Bend for either lakefront and non-lakefronts compared to 12 in Q4 for 2022. This could be some of the effects of the new rental by laws brought in by Bluewater Municipality. Non lakefront sales were down 31.25% on the year with increased listing inventory while lakefront sales were down as well but that may be a result of less available inventory. For both lakefront and non-lakefronts combined there was only 33 sales north of Grand Bend this year compared to 55 in 2022, 62 in 2021 and 68 in 2020.
Port Franks and area saw a similar trend of increased inventory and decreased sale finishing the year off up 33% in inventory and down 33% in sales. The average price appears to have gone up year over year but if you take out one outlying sale that happened this quarter the average price is down 5% year over year.

Looking forward to 2024; We think you will continue to see inventory remain elevated from years past and as interest rates come down the buyers will come back leading to a more balanced market.

Grand Bend Community Centre
Feasibility Study

Residents of Grand Bend and area have been asking for a community center for years! There was fundraising efforts done nearly 30 years ago for a community center in Grand Bend. Council has listened to these residents and have gone forward to do a study on what would a community center look like by asking everyone to do a short survey. To kick off the survey they hosted an evening at the Huron Shores Church in Grand Bend and it was very impressive the amount of people that were in attendance at 4pm when it started so there is lots of enthusiasm for the local residents about this project. The survey is to find out what exactly are the needs of the local residents! Please don't just assume that your voice won't be heard and please fill out the survey. The survey closes January 31, 2024 so you have lots of time to get this done still.
