We hope everyone had a great July detouring our seasonal storms and catching sun rays on the sandy shores of Lake Huron! It is awesome to see the tourists and cottagers flock back to our amazing community to enjoy everything this area has to offer! Many businesses are experiencing record numbers this season as a result of all the traffic and this is great news as well. For years Grand Bend and area has been a summer haven for so many families. That will continue for many years to come as the sandy shores of Lake Huron, the amazing entrepreneurs that run all the local shops and restaurants, and inspiring volunteers that work tirelessly aren't going anywhere! We hope everybody has a safe and fun long weekend to ring in August 2021!

2021 RE/MAX Report:
Housing Affordability in Canada

 

In a new report exploring housing affordability in Canada in 2021, RE/MAX found that one in three (33%) Canadian homebuyers is exploring alternative options to help them get a foot into the housing market. These include renting out a portion of a primary residence (21%), pooling finances with friends or family to purchase a home (13%) and living with like-minded neighbours in a co-op/shared living arrangement (7%).

According to a Leger survey commissioned by RE/MAX, 42% of Canadians said the high price of real estate was a barrier to entry into the market. This is up just 4% over last year – surprising, given the consistent price growth experienced by housing markets from coast to coast over the past year. Among prospective homebuyers, millennials and Gen Z are most likely to consider alternative regions and communities, and/or financing options to keep affordability in play.

Some main findings were
- Of those Canadians who are considering alternative ways to become homeowners, 54% are Millenials and Gen Z
- 15% OF Canadians reported they were able to grow their savings during the pandemic and plan to use these funds as a down payment on a home in the next 6-12 months
- Winnipeg and Regina continue to be two of the more affordable markets in Canada year over year, with an average selling price below $350,000
- St.Johns tops the list of most affordable cities in 2021, with an average selling price of $307,619
- 45% of Canadians agree that a national housing strategy would improve their ability to own a home

Grand Bend Sunset Sounds Concert Series Is Back!!

 

You won't want to miss the first concert since summer 2019 going down August 8th! The Grand Bend Sunset Sounds are thrilled to announce the first of 4 August concerts on the beach! Warren Hargraves wowed the audience with his unique country voice in Five Oceans. They are excited to welcome him back with his band on August 8th, 7:30pm start. Covid restrictions include limited capacity and mandatory masks. See you at the beach stage in Grand Bend!


Our Beach House Got A Make Over
With All The Murals Being Replaced!


Make sure you go check out all the new murals that were just installed on the beach house replacing those installed a couple years ago. The Grand Bend Art Centre along with many volunteers coordinated this vision and the incredible art display. The pieces that were removed are going to be a part of the Paint Ontario Art Competition, Exhibition & Sale held at the Lambton Heritage Museum from September 3 - 26. Here are a couple examples of the new murals below but you have to go check them out for your self! Another notable event is the Grand Bend Area Studio Tour from September 11-12!
 


Lambton Shores Municipality Update
Short-Term Rental Public Consultation


The Municipality of Lambton Shores has launched a public consultation regarding Short-Term Rentals (STRs) within Lambton Shores. The aim of the consultation is to identify both the benefits and concerns associated with short-term rentals in our communities and gather public opinion regarding the possibility of licensing and regulatory options.

As part of the consultation process, the public is being asked to submit a survey questionaiire regarding STRs. The deadline to submit is September 15th, 2021. Also wanted to mention HURON SHORES AREA TRANSIT system making getting around town and further to larger city squares even easier. But most of all it makes it easier to get to Grand Bend! All roads lead to Grand Bend I think is the saying.

A new initiative started by the Lambton County & Huron County Economic Development groups was uploaded recently. They each created a virtual mapping website to show all the businesses and store fronts across the counties. These were created as an idea during COVID and will become a great tool for locals and tourists alike after COVID. LSTAR Home Sales Remain Steady

 The London and St Thomas Association of REALTORS® (LSTAR) announced 1,194 homes exchanged hands last month, the highest number of home sales recorded via the MLS® system for the month of June since the Association began tracking data in 1978.

"We're halfway through the year and the housing marketplace continues to be very strong," said LSTAR 2021 President Jack Lane. "We're encouraged by year-to-date sales, which are performing ahead of 2020. At the end of June, there have been 6,378 sales, up 49.4% over the same period last year."

The average sales price across the LSTAR region in June was $641,072, an increase of more than 35% compared to June 2020.

"The average sales price was on par with what has been recorded over the past four months," Lane said. "We haven't experienced the monthly spikes observed during the second half of 2020. This signals the marketplace is beginning to stabilize, in line with the moderating trend seen throughout the country. With all these changes, your local REALTOR® remains the best resource of information and guidance about buying or selling a home."
