September treated us to some amazing weather to feel like an extension of summer. I always say September is my favourite month around town as all the shops and restaurants are still open but its a little quieter around town. As we enter October we are still thankful for the warm days and looking forward to a great Thanksgiving weekend ahead. Happy Thanksgiving to everyone and hope it is spent with friends and family around some good food! 

If you have come to town or drove through over the past couple weeks you will have seen Grand Bend is going through some construction on the bridge and on 81st Crescent by the Grand Bend Public School & TD. Keep in mind during this time all businesses remain open so don't let the construction scare you from wanting that sushi from Midori's!

In the world of local real estate we are seeing some more activity as we had the third interest rate decrease at the start of September. It does appear that buyers are slowly coming back out and thinking about making a move in this fall market in time to celebrate Christmas in their new home! With the talks of further decreases coming for the October 23 decision and December 12 decision it will be interesting to see what influence these have on the market. I also am hesitant to feel excitement about these interest rate decreases because they are decreasing much quicker then anyone expected and that could be a sign that something deeper in the economy needs addressing. As unemployment raises and groceries still cost a fortune in comparison to pre covid times there are many people struggling to make ends meet. On the other side of things because of the tougher economy you are seeing investors being more hesitant to put cash down because in non certain times cash is king and other opportunities may present themselves to investors. At the end of the day the media will portray this as a terrible housing market! I argue that point and tell you that media will say what gets you to click on their link. The PEDLAR Team was around long before covid and in our opinion this is more of a normal market. For years our clients saw 60-90 days to sell and 1%-3% yearly price increases. What the media forgets to mention that this may be a great time to be a buyer because in the last five years we have never seen this many active listings at once with this few of buyers around. Don't let the media create the narrative and give us a call today to a local market perspective.

CMN Bruce Trail Hike 2024

 
 We can't thank everyone enough for their support in our hike for Children's Miracle Network! As of this morning we have raised $12,700 this year and over $20k in total for Children's Miracle Network overall. We walked the Hi-Dufferin & Blue Mountain sections of the Bruce Trail this September and it was another spectacular stretch of the Bruce Trail. In all this past time we walked 125 KM, 194,000+ steps in nearly 36 hours over 4.5 days. A huge thank you to those who donated, those who sent texts, those who called and those who came to walk with us! One big change to the hike this year was having Gem with us! She walked all 125 KM and did incredible leading us through the trail. We would are going to keep the donation page LIVE over the weekend so if you would be so generous to help us get to the $13k line the link is below to donate. If you go to our facebook and instagram page you will find a wrap up video that we did to give thanks to all those that contributed to another successful hike. Stay tuned for 2025 dates as we set out in the last three legs of the Bruce Trail in support of Children's Miracle Network.

October & Q3 Market Perspectives

 

After a rough start to kick off the month, the bull market continued as virtually every major index finished the month positive in the usually weak month of September. In fact, the cherry on top to close out the month was the S&P 500 hitting a 43rd all-time high for the calendar year. For those keeping track at home, that monthly advance marks eight of the first nine months of the year (with only the usually bullish month of April in the red) and up 10 of 11 months going back to last November.

So where do we go from here? With the S&P 500 up more than 20% for the year, historically October has done quite poorly in years that were up nicely heading into it. In fact, seven of the nine times the S&P 500 was up more than 20% YTD heading into October saw stocks fall the 10th month of the year with an average decline of 3.0%.

That’s the bad news. The good news is things are skewed greatly by 1987 and, more often than not, the fourth quarter still manages to finish higher, with solid gains the remainder of the final quarter of the year.
