To say we find ourselves in an interesting set of circumstances would be an understatement! The key word everyone is using is uncertainty. Uncertainty in the real estate market, uncertainty in the stock market, uncertainty in the trade tariffs, uncertainty if we are going to see shorts or winter coats tomorrow ... UNCERTAINTY! Tell me one time in the last 5/6 years there has been certainty! We are a resilient population that understands life will go on and we can't dwell on the negative. Life goes on and we need to continue making the best decisions possible with what makes the most sense at any given time. It is in times of uncertainty that makes it even more important about who you trust when making these large impact decisions regarding buying or selling a home.
We like looking at the positives in any situation because why dwell on the negative. Nothing good ever comes from that. We truly believe that the moves being made by that leader of USA is going to make Canada a better stronger country. Tell me a time since the end of WW2 that there has been a higher level of national pride! Sure there will be short term pains but long term gains are very likely a byproduct. Another thing that this is bringing awareness to is the tariffs that provinces put on each other within Canada. These tariffs lead to us seeing California Cab Sauv in our LCBO (until lately) instead of the numerous incredible red and white wines that are made in BC or other parts of Canada. This system of tariffs between provinces has forced a much simpler path of trading with the neighbour to the south instead of trading within Canada. This needs to change! Beyond further trade within Canada we will deepen our relations with the rest of the world. COVID made it obvious that we can't rely on other countries and T***P's trade war has made it obvious we can't rely on USA. As the saying goes 'This too shall pass'! Quick research tells me this is a Persian adage that reflects the temporary nature of all things, reminding us that neither good nor bad times last forever which seems perfect for where we find ourselves today.

Even though we personally BBQ throughout the year because why would you ever cook a steak another way BUT the weather outside is becoming more favourable to do this much easier! Warm weather and the smell of BBQ is something you can't beat. Huron Shores Area Transit Update For those that aren't aware we have been lucky enough to acquire provincial funding to assist in getting a transit system set up that offers public transit to residents of Lambton Shores - South Huron - Bluewater - North Middlesex. Connecting this larger rural region to cities like Sarnia and London and Goderich. It is an incredible amount of work that went into getting this set up and the last thing we want to see is it go away. It is coming due on the five year provincial funding so now the affected municipalities are hard at work in partnership to make sure this transit system remains in place for the residents. In 2024 more then 25,000 trips were recorded!
So far Lambton Shores has stepped up to the plate with a month long extension that cost $50,000 on top of the yearly commitment of $72,000, Municipality of Bluewater has committed to $228,000 of funding over next five years and Municipality of South Huron has committed to a yearly amount of $63,334. With a yearly estimated cost of 1 million to run smoothly there is still more funding to do but it is incredible to see municipalities working together on this. There is another provincial grant that is being targeted as well. All signs point towards this service staying around for years to come so that's positive to see.
Interestingly neither North Middlesex or Lucan-Biddulph have shown signs of contributing so routes may be changed to service those that are directly funding its operation. Lambton Shores Residents Get Signed Up For Flashvote A new digital tool is being introduced in Lambton Shores to help residents provide their opinions on local issues to the municipality. Lambton Shores announced on March 26 a partnership with FlashVote, which the municipality said in a press release would provide “professional crafted, scientifically designed surveys, delivering valuable data to help inform decision-making on important community issues.” Residents can register to begin receiving email notifications about upcoming public surveys, and they’ll have 48 hours to participate in a survey once it’s started. All feedback through the survey tool will remain anonymous, with specific personal and demographic data being collected but not shared with the municipality or external parties. After each poll, survey participants will receive a summary of the results to see where residents stand on important issues. Lambton Shores Mayor Doug Cook said the municipality is “excited” to launch the new survey tool to make community engagement more accessible and interactive. “FlashVote simplifies community engagement and ensures every voice in Lambton Shores can be heard and considered in our decision-making processes,” he said. The new survey tool will be used in addition to the municipality’s existing public consultation efforts, and residents are encouraged to sign up early to ensure they receive notifications for all surveys. “We hope as many community members as possible will sign up for this new initiative to stay informed and help shape the future of Lambton Shores,” said Cook. As of April 3, more than 250 people had signed up for the municipality’s survey tool.

A Deeper Look Into The Luxury Market Across Canada
Luxury home-buying activity ramped up early in the year but the threat of looming tariffs and resulting economic uncertainty stifled burgeoning housing markets. RE/MAX examined luxury real estate trends and developments in 12 major Canadian housing markets in the first two months of 2025 compared to the same period one year ago, and found that smaller markets with lower price thresholds experienced greater sales activity, while higher-priced markets saw a contraction in year-over-year sales. Luxury home sales increased in 75 per cent of markets (nine/12), with eight markets experiencing double-digit percentage increases including Saskatoon (+100 per cent), Island of Montreal (+78.6 per cent), Edmonton (+69.7 per cent), Ottawa (+51.5 per cent), Halifax Regional Municipality (+42.9 per cent), London-St. Thomas (+22.4 per cent) and Calgary (+11.5 per cent). Luxury sales in Winnipeg increased 9.5 per cent. Meanwhile, reporting double-digit declines in year-over-year sales were Hamilton (-41.2 per cent), Greater Vancouver (-12.8 per cent) and the Greater Toronto Area (-11.2 per cent).
