Real Estate Sales Hold Steady in October

October 2015 homes sales came in just a hair lower than those of October 2014, the best October since 2007. A total of 695 homes exchanged hands last month, just three shy of October 2014, which saw 698 sales. 577 detached homes sold in October, up a marginal 0.9%, while condo sales dropped 6.3%. Total sales were down a very negligible 0.4%. "Clearly we've hit the mark and are holding steady," says Carl Vandergoot, President of the London and St. Thomas Association of REALTORS®. Year-to-date sales are up over 2014 by 9.8%.
Listings were down for detached homes in October – 14.2% for detached homes and 7.5% for condos. Active Listings End or Period (inventory) was also down 11.4% for detached homes and 0.2% for condos. "We're keeping a close watch on listings to see if we might be starting to shift into a Sellers' market," says Vandergoot. "Whether that is the case or not, with listings this low, now is a good time to list."
 Year-to-Date the average price of all homes sold through LSTAR's MLS® stood at $265,019, up 4.3%.
Here in Grand Bend the October market was a little softer than other years perhaps with the election on, people are thinking about their Government, in stead of their recreational properties!

Best September since ... EVER!

Not only did 2015 see a best June ever for real estate sales in the jurisdiction of the London and St. Thomas Association of REALTORS®, now it's seen the best September ever! A total of 840 homes sold in September 2015, up 23.2% overall from September 2014. "Year-to-Date we've clocked 7,513 transactions," says Carl Vandergoot, LSTAR President. "That's an increase of 10.8%."

Listings were down 2.7% for detached homes, but up 9.4% for condos last month.  "This September 150 condos were sold. Given that the five year average for September condo sales is 137, last month's figures are pretty much in line with what we expected," says Vandergoot. "It's the market for detached homes that seems to be tightening. If I were thinking of selling a detached home, now is when I'd put it on the market."

 The average price for a detached home Year-to-Date stood at $282,241, up 4.3%, while the average price for a condo over the same period stood at $191,197, up 4.6%. Year-to-Date the average price of all homes sold through LSTAR's MLS® stood at $264,791, up 4.2%.
The Market here in Grand Bend is along these same stats as well. Sales have been very brisk this past month and with the nice weather I would expect the market to be good for October.

Best August since 2007

August 2015 was yet another month in which home sales in the jurisdiction of the London and St. Thomas Association of REALTORS® were the best they've been since 2007's Global Financial Meltdown. A total of 864 homes sold in August 2015, up 9.2% overall from August 2014. "2015 is shaping up to be a really good year," says Carl Vandergoot. "So far we're up a solid 9.4% from 2014."
Listings were up a very marginal 0.2% for detached homes and down 6.3% for condos last month. Active listings end of period - inventory - were also down, 3.3%. "Over the last few months we've started to see some tightening up of supply," says Vandergoot. "It's too early to suggest that we're going into a Sellers market, but, with supply shrinking, it's definitely a good time to list."
 As of August 31st, the average price for a detached home Year-to-Date stood at $282,560, up 4.4%, while the average price for a condo over the same period stood at $191,624, up 4.8%. Year-to-Date the average price of all homes sold through LSTAR's MLS® stood at $264,980, up 4.3%.
The Market here in Grand Bend has similar good numbers as well. With the fall market just around the corner and the kids back to school there will be more listings coming on the mls, and fall is always a great time to buy!

Phantom real estate bids are enough of a problem that Ontario is cracking down this July

Starting July 1, the Real Estate Council of Ontario (RECO) will be enforcing new rules that place strict criteria on what constitutes a bid on a residential property. The goal is to crack down on the elusive phantom bid, which some homebuyers suspect occur in bidding wars, but are unable to prove. This involves sales agents hinting to prospective buyers there are other bids as a way to coax them to bid higher. "They say, 'We're expecting another offer. I do have another offer. You may want to go back to your client and make sure this is their best offer'," says Joseph Richer, registrar of RECO. "They are suggesting there might be competing offers when there may or may not be."

With the new rules, "You cannot suggest or even imply that you have an offer unless you have one in writing, signed sealed and ready to be delivered," said Richer, while adding there have been very few formal complaints about phantom bidding over the years.

The current rule is clear that no offer is valid until it is signed. The new rules will force brokerages to keep an offer, or an equivalent summary (basically, a list of buyers and contact info with name of broker, date and time), on record for one year.

Market Continues Strong in May

The local housing market continued strong in May 2015, with total sales up 6.8% over the previous year. "In fact, May 2015 is the best May on record since 2007," says Carl Vandergoot, President of the London and St. Thomas Association of REALTORS®. He adds, "We can thank job growth, stable mortgage rates and affordable home prices for what is turning out to be a very robust market in our area." 861 detached homes and 194 condos sold last month, when a total of 1,055 homes exchanged hands.
Listings were down 3.7% and inventory – active listings end of period – were also down 2.7%. "Our supply of listings is still good and we would still characterize our market as balanced," says Vandergoot. "But, if supply continues to tighten up, we might find ourselves moving into a sellers market. My advice to any potential sellers sitting on the fence would be to take advantage of the current situation and list."
As of May 31, the average price for a detached home Year-to-Date stood at $281,564, up 4.1%, while the average price for a condo over the same period stood at $189,832, up 3.8%. Year-to-Date the average price of all homes sold through LSTAR's MLS® stood at $263,785, up 3.8%.
Our sales to date here in Grand Bend are up 75% over last year! So we are expecting 2015 to be a banner year for cottage country. There is a good selection of listings available right now and this is a great time to list as well, as the early summer season is usually the most active for sales.
