Hope this newsletter finds you and yours well. March is upon us and we have lots to celebrate from international womans day on March 8th, St. Patricks Day on March 17th & the first day of spring on March 20th! Let's hope the sun keeps us company over the next few weeks and spring becomes a reality sooner than later.

The office has gained a new friendly face by means of Garrett's new puppy 'Gem'. She has been loving her naps and socializing at the office! She can't wait to meet all our wonderful clients in due time. Enjoy a couple pictures of Gem below.

International Woman's Day March 8th


This day, whether you are male or female, is a good excuse to call your mother, sister, daughter, friend, or any woman whom you appreciate and/or love and tell them…just that. Give them some true appreciation. Tell them those things you love about them that you never say, those things that we assume the other person knows.

According to the UN, International Women’s Day is “a day when women are recognised for their achievements without regard to divisions, whether national, ethnic, linguistic, cultural, economic or political. It is an occasion for looking back on past struggles and accomplishments, and more importantly, for looking ahead to the untapped potential and opportunities that await future generations of women.”

As one would expect due to COVID concerns there will not be any gatherings to celebrate St. Patricks Day. That being said, it doesn't mean you can't celebrate it at home! Realtor.ca 2020 Statistics


While sales activity broke records in 2020, it was also a year that emphasized the importance of having a safe space to call home, as Canadians were asked to help reduce the spread of COVID-19.

REALTOR.ca continues to be the go-to trusted real estate platform for Canadians. It has maintained its spot as market leader with 73 million visitors last year—up 45% from 2019!

Let’s take a closer look at how REALTOR.ca continues to help connect consumers to REALTORS®:

- REALTOR.ca sent 4 million leads to REALTORS® in 2020, up 38% from 2019.
-Visitors looked at REALTOR® profiles 11 million times in 2020, an increase of nearly 24% from 2019.
-REALTOR.ca visitors looked at property pages 1.7 billion times (up 73% from last year). That’s an average of 196,000 property views per hour!

It is not surprising to hear these drastic increases of interest in residential real estate as prices increased approximately 30% across the various areas of Ontario.

The PEDLAR Team wants to send a huge thank you to our clients that make it possible for us to be Miracle Home Agents and donate a portion of every sale to the Children's Miracle Network! We made our largest donation in 2020 and Doug has been in the program for over thirty years!

  • A Giraffe Omnibed for the NICU ($63,000) to create a microenvironment for fragile babies to thrive
  • Fun and laughter with Ollie the Therapeutic Clown ($75,000), helping to ease stress and anxiety related to the hospital and the pandemic
Sick children continue to fight cancer, heart disease and other serious health issues. COVID-19 has complicated their care. Even in uncertain times, our children remain our greatest hope for the future.

RE/MAX 2021 National Housing Outlook

 

RE/MAX Canada is anticipating healthy housing price growth in 2021, with move-up and move-over buyers continuing to drive activity in many regions across the Canadian housing market. An ongoing housing supply shortage is likely to continue, presenting challenges for homebuyers and putting upward pressure on prices. Due to these factors, the 2021 RE/MAX Housing Market Outlook Report estimates a four to six per cent increase in the average residential sales price nation-wide.

Fourth Quarter & 2020 Year End Market Review

 

Quarter 4 & 2020 Market Review

What a year in Real Estate! Looking back to early March there was a lot of uncertainty about what this year would be. With the warmer weather and the gradual re-opening of the economy, the market saw record number of sales as we saw a transition of buyers who were leaving the city for year round living in more rural and traditionally cottage markets as working remote from home became normal. This trend continued into the fall and quarter 4 market.
Year over year we saw reduced inventory on the market with an increase in sales.

These both factored into the prices we saw in the market place and increases seen from 2019. Grand Bend non lakefront up 29.5% ... Bluewater Lakefront's up $23% ... Bluewater lakeside cottages up 10% and Port Franks area up 18%. Grand Bend lakefronts like Southcott / Oakwood & Beach O'Pines are statistically down in price due to the quality of some of the cottages sold affecting the price. The average price point for this market is still strong and holding steady on price.

2020 - LSTAR's Second Best Year for Home Sales

Despite the COVID-19 pandemic, 2020 proved to be the second best year for home sales in the history of the London and St. Thomas Association of REALTORS® (LSTAR). In the entire jurisdiction of LSTAR, 9,976 homes traded hands last year, with 596 sales wrapping up 2020 in the month of December.

"This number of residential transactions make 2020's last month the best December on record. LSTAR REALTORS® started the year with a bang and, contrary to the somber predictions sparked by the coronavirus restrictions, they ended it on the same note," said 2020 LSTAR President Blair Campbell.

"Globally, this year, people were forced to spend much more time in their homes with their families, which made them reevaluate their housing choices. Some of the trends that emerged saw a higher demand for moving to rural neighbourhoods, owning a house with more rooms for separate work and learning spaces, and having a good sized backyard with a pool. Because all of these might feel out of reach in the bigger cities, many Ontarians have decided to relocate in smaller urban areas, such as London and St. Thomas, thus contributing to the local market's frenzy," Campbell added.

The increased demand, coupled with an already low inventory, pushed the home prices up in all five main regions of LSTAR. The following table shows last month's benchmark prices by area and how they compare to the values recorded at the end of December 2019.

"The HPI benchmark price is different than the average price of a home. This reflects the value of a 'typical home' as assigned by buyers from certain areas based on various housing attributes. Depending on how the features of the home you are considering match these standards, the property's value will be higher or lower than the benchmark price," Campbell explained.

In December 2020, the Aggregate Composite Benchmark price for the entire London-St. Thomas area was $483,900, while the overall LSTAR average price sat at $555,324.

Despite these notable price increases, the homes in our area continue to remain relatively affordable when compared to houses from some other major Ontario and Canadian centres. The following chart is based on data taken from the CREA National Price Map for November 2020.
