MAY We Get Some Warmer Weather!

 

Hang in there folks! One of these days the warmer weather will come and we can put the winter coats away ... I hope! Just one of the many joys of living in Canada ... you never put your winter coat away until July 1.

The real estate market keeps chugging along setting new bars each week! The buyer pool continues to fill with excited buyers ready to get out of the city or local families looking to relocate. As full time realtors we are always up to date with the most recent sales so feel free to reach out if you have any questions.

If you haven't been down the main strip in Grand Bend lately there is lots of action with construction workers working hard to get things done before the tourists arrive. The legitimate investment in to our small town is incredible to watch! We can't wait to see what the future holds for our downtown core as we go from July-August wooden shells to three story state of the art mixed use buildings.

We hope you all have a great month ahead and hope your lucky enough to get out golfing or boating because we all know fresh air is good for the soul.

Nurse Appreciation Week May 6-12


Make sure to thank those nurses in your life or if you come across these heroes on your daily travels. They have been through hell and back in the hospitals dealing with the pandemic we have been in for over a year! Let them know you care about them and make sure they know we love them. We are forever grateful for the world class nurses that we are lucky enough to have in our Canadian health care system.

March Home Sales Ignite A Strong Start to the Spring Market

 The London and St. Thomas Association of REALTORS® (LSTAR) announced 1,296 homes exchanged hands in March, an increase of more than 56% compared to the same time a year ago. The total sales are the highest recorded for the month of March since the Association began tracking data in 1978. 

"We've experienced a very robust start to the first quarter of 2021, with the seventh consecutive month of record sales," said LSTAR 2021 President Jack Lane.

Low supply and high demand continue to affect the average sales price across the major areas of LSTAR's jurisdiction. 

At the end of March, there were 0.4 months of inventory, lower than the 0.6 months of inventory reported at the end of February. Out of the five main areas, St. Thomas and Strathroy had the lowest housing supply, with only 0.3 months of inventory. Elgin had the highest supply with 0.7 months."

Single-family homes were the most popular housing type sold in March, with 941 sales. The table below shows the March benchmark prices for all housing types and how they stack up against the values from a year ago.

  According to a research report[1], a total of $73,250 in ancillary expenditures is generated by the average housing transaction in Ontario over a period of three years from the date of purchase.

"The record March home sales could translate into more than $94 million back into the local economy within the next few years," Lane said. "The business of real estate is a huge contributor to getting the economy back on track, as all sectors continue to manage the impacts of the COVID-19 pandemic."

2021 Q1 Local Market Report & 2021 Re/MAX Renovation Investment Report

 


First Quarter Local Market Report

 

As we start April and look ahead at the spring market, here's the number from the first quarter of the year!

Listing inventory is still hard to find, with almost a 40% drop in listings in Grand Bend for the first 3 months of this year compared to last year. Sales remain high with almost everything selling!

Prices continue to climb with almost a 35% increase year over year for Grand Bend and Port Franks. North of Grand Bend both lakefronts and lakeside saw just under a 20% increase. Lakefronts in Grand Bend along Southcott, Beach O'Pines and Oakwood continue to demand the large price tags with the average price taking into account some of the lower priced sales and not truly representing the increase in value.

2021 RE/MAX Renovation Investment Report

 

A new report by RE/MAX Canada is shedding light on shifting consumer trends in home renovations and the perceived return on investment (ROI), as impacted by COVID-19 and historically tight conditions across the Canadian real estate market. The RE/MAX 2021 Renovation Investment Report found that more than half of Canadians renovated their home last year for personal or “non-ROI” purposes, with three in 10 (29 per cent) choosing to renovate for non-essential “lifestyle” reasons, such as recreation-inspired projects.

A Leger survey conducted on behalf of RE/MAX Canada found lifestyle impact to be the top reason for renovating during the course of the pandemic, ahead of motives such as making essential renovations to accommodate life in lockdown (17 per cent), or to increase the value of the home with the intention of selling in the next one to three years (16 per cent).

Despite the trend of home renovations for personal use and enjoyment, 59 per cent of Canadians still said they always consider the return on investment that a renovation will have on their home’s overall market value, so while there is a current renovation trend based on lifestyle aspirations, practicality is never far from the surface.

Strong Home Sales Continue in February


The London and St. Thomas Association of REALTORS® (LSTAR) announced 824 homes exchanged hands in February, achieving another monthly record for residential sales. Sales were up more than 19% compared to the same time a year ago, marking the best results ever for February, since the Association began tracking data in 1978. 

"This is the sixth consecutive month of record sales, demonstrating just how strong the housing marketplace is right now," said LSTAR 2021 President Jack Lane. "Because of the low supply and high demand, we continue to see increases in average sales price across the entire region." 

Another important measure is the sales-to-new listings ratio. "In the month of February, the ratio was 83.3% for LSTAR," Lane said. "A ratio between 40% and 60% is generally consistent with a balanced market, again demonstrating how robust the marketplace is. For those interested in selling their home, it's an opportune time to get in touch with a local REALTOR®."

Despite the increases, homes in LSTAR's jurisdiction continue to remain relatively affordable when compared to houses from some other major Ontario and Canadian centres.
